Legal information about your stay
Contractual partners are the hotel (accommodation provider) and the guest (individual guest, tour operator or private travel groups). The reservation of hotel rooms as well as the agreement of other deliveries and services become binding for both parties upon confirmation by the hotel. This establishes a so-called accommodation contract without any special formal requirements, which means that the hotel is obliged to keep the room available and the guest is obliged to pay. In principle, the legal situation is not shaken by the fact that hotels accept cancellations and waive payment; nor is it shaken by the fact that hotels rent out non-"guaranteed" rooms to other parties after 6 pm. If the reservation is made by a third party, this third party shall also become a contracting party - irrespective of any effective authorization by the guest - and shall be jointly and severally liable with the guest for all obligations arising from this contract.
For a fixed booking, a deposit per room is required according to our confirmation. There are two options available: via your credit card (in this case the amount will only be collected in the event of cancellation), or by a timely, charge-free transfer to the account specified by us. In the event of late payment (deadlines according to booking confirmation), we reserve the right to pass on the rooms.
For groups (5 rooms or more) and travel agencies, separate deposit and cancellation conditions apply. We reserve the right to change this point at any time.
A fixed booking is only made when you have paid the deposit on time and we have confirmed its receipt or when we have received and checked your credit card details on time. Offers and confirmations on our part are always subject to change until this point!
To avoid misunderstandings, only the written form is valid for any reservation, change and cancellation, as well as for the booking of additional services or special requests.
In case of cancellations
In case of cancellation of a fixed booking we charge:
The following cancellation conditions apply for the winter season:
- up to 30 days before the planned arrival no cancellation costs
- from 30 days before arrival 50 % of the total room rate
- from 11 days before arrival 80 % of the total room price
- from 2 days before arrival and in case of no-show 100 % of the total room rate.

Money-back guarantee at any time
In the event of a border or hotel closure, or a lockdown even for vaccinated persons, you can of course cancel at short notice, free of charge.
For the 2023 summer season, modified, particularly flexible cancellation conditions apply:
- up to 10 days before the planned arrival no cancellation costs
- from 10 days before arrival 50 % of the total room rate
- from 3 days or in case of no-show 100 % of the total room price

In case of early departure, we will charge you the amount for the remaining nights - minus 10% (for breakfast & taxes). These regulations only apply to bookings at the official price and not to special prices. We are happy to arrange travel and cancellation insurance for you.

Payment of the room bill
We offer cash or credit card payment (Maestro, Visa and MasterCard) for the settlement of the room bill.
Food and drinks
The use of cooking equipment (immersion heaters, hotplates or similar) brought along is not permitted for fire safety reasons, but also for insurance reasons.
We ask that you do NOT bring any outside food or drinks into our hotel. They can affect our hygiene and comfort standards. We reserve the right to prohibit this entirely and also to charge an additional fee for additional cleaning and disposal.
You are welcome to bring your dog by prior arrangement. We charge an additional cleaning fee of € 16,- per day for normal, average dirt.
The bringing in of valuables is not subject to our liability under any circumstances. In particular, liability for slight negligence is excluded. We expressly recommend taking out insurance.
For further provisions and disputes beyond those listed and agreed above, the "General Terms and Conditions of the Hotel and Catering Industry" shall be deemed agreed. We will be happy to provide you with these on request. Zell am Ziller is expressly agreed as the place of jurisdiction for any disputes.
